Grand Rapids Real Estate Stats and Trends

In this latest report for December 2016, we are continuing to experience an active market although it has been slowing slightly over the last few months. The Sales to Listing price ratio is 95.0% which is down from December’s 98.7%. This indicates that homes on average are still very much in demand and selling at close to full price. This is primarily because of the lack of inventory in East Grand Rapids. The median price of active listings is $499,000 while the median price of sold property is $233,000.

Listing Inventory is still down! As of the publishing of this post, there are only 44 active listings in EGR. We have active, qualified buyers in many markets that are just waiting for  property. If you are thinking of selling your home or condo, now is really a GREAT time to put it on the market! 

Interest Rates are expected to rise this year!

There are currently 44 active listings (7 new listings in December) , with 10 properties selling. If you are looking for a great school system, enjoy being able to walk around Gaslight Village and Collins Park or like the idea of prime waterfront on Reeds Lake, let us help you get notified right away of any new listings.

Grand Rapids Real Estate Stats and Trends

In this latest report for December 2016, we are continuing to experience an active market although it did slow during the month of December. The Sales to Listing price ratio is 99.0% which is up slightly from December’s 97.3%. This indicates condos on average are still very much in demand and selling at close to full price. This is primarily because of the lack of inventory but also because there are some REALLY NICE condos downtown. The median price of active listings is $374,450 while the median price of sold property is $169,950.

Listing Inventory is still WAY down! As of the publishing of this post, there are only 37 listings (out of approximately 1100 downtown condos). We have active, qualified buyers in many markets including the downtown condo market that are just waiting for  property. If you are thinking of selling your condo, now is truly a GREAT time to put it on the market! 

Don’t forget that Interest Rates are expected to rise this year!

There are currently 37 active listings (13 new listings in December) , with 17 condos selling. If you are looking for a lifestyle change and are considering downtown condo, let us help you get notified right away of any new listings.

This indicates homes and condos on average are still very much in demand and selling at close to full price, primarily because of the lack of inventory. The median price of active listings is $189,900 while the median price of sold property is $143,337.

Listing Inventory is still WAY down! We have active, qualified buyers in many markets including the downtown condo market that are just waiting for that property. If you are thinking of selling your home, now is truly a GREAT time to put it on the market! 

Don’t forget that Interest Rates are expected to rise this year.

There are currently 380 active listings (86 new listings in December) in the market area this report covers, with 284 properties selling. If you are looking for a home or condo, let us help you get notified right away of any new listings.

The median price of active listings is $169,999 while the median price of sold property is $147,101.

In this latest market report from October 2016, we are continuing to experience a very active market. Sales to Listing price ratio is very high with a 99.4%, which is UP slightly from October’s 99.2%. This indicates that Rockford Real Estate is performing very well and selling at close to full price. The median price of active listings in October was $300,000 while the median price of sold property was $241,750.

Median SOLD price is slightly down from September and DOM (days on the market) has increased.

There are currently 112 active listings (32 new listings in October) with 54 properties selling.

The average days on the market for October is 67 days, which is slightly down from 50 days on the market in September.

The median price of active listings in August was $249,900 while the median price of sold property was $241,873.

Median SOLD price is down from June and July but higher than May.

We are continuing with a high Sales to Listing price ratio of 96.7%, which is slightly down from July’s 98.3%. This indicates that Grand Rapids downtown condos on average are very much in demand and selling close to full price. The median price of active listings is $259,450 while the median price of sold property is $194,500.

It is is interesting to note that the median list price and median sold price have been steady throughout the summer months.

In this latest report for August 2016, we are continuing to experience a very active market. We are seeing a high Sales to Listing price ratio of 99.6%, which is slightly down from July’s 100.3%. This shows that Grand Rapids Real Estate on average are very much in demand and selling close to full price. The median price of active listings is $174,900 while the median price of sold property is $148,500.

It is is interesting to note that the median list price has been slowly decreasing over the summer months while the median sales price has been holding steady or even slightly increasing.
