20 Story Residential Tower Coming to Downtown Grand Rapids

B.O.B Expansion to Include 20 Story Residential Tower

The planned expansion of the B.O.B. will include a 20 story residential tower, being dubbed The Venue and The Venue Towers! The new complex will sit on the NW corner of Monroe and Fulton. Not a bad location at all.

I am excited to see plans and pricing for these new downtown Grand Rapids condos! As of right now, there is a big demand for downtown condos and a definite lack of inventory, so 16 new condos are certainly welcome. Hopefully, they won’t price themselves out of the market though. It is a great location, brand new condos, but we have seen some start ups have issues selling because of asking price.

Orion will develop the residential portion, while Greg Gilmore will continue work on the entertainment portion, which will include a mid-level sized venue for concerts, trade shows and small conventions. Gilmore told commissioners they’d like to see at least 110 shows there per year.

The residential portion will include studio, one-, and two-bedroom units, with the top four floors planned for single-family home condominiums.

Groundbreaking for the project is slated for June of 2015, with construction set to be complete by the end of 2016, according to John Wheeler with Orion.

Here is a nice infographic from the folks at Keeping Current Matters, which shows the Peak date and percentage of decline from the top 20 cities in the country. It’s too bad the numbers from Grand Rapids aren’t shown here but it is interesting all the same.

According to a report on MLive, Grand Rapids total property value declined by 15.2 percent from 2007 to 2012 and by 4.8 percent from 2011 to 2012. Adjusted for inflation, its drop in property value from 2007 to 2012 was 23.4 percent. It was 6.7 percent from 2011 to 2012.

Today though, property values are increasing and inventory is low. Particularly in niche markets for example, Grand Rapids Downtown Condos. Here is a recent post illustrating downtown condo sales. If you are thinking of selling, now is a good time.
