Strategy 1: Make Your Offer as Clean as Possible
Sellers and listing agents love low-risk offers. The cleaner your offer, the stronger it is.
- Remove or shorten contingencies — Offer a shorter inspection period (5–7 days instead of 10–14) or consider a limited inspection.
- Consider Adding an Escalation Clause: This allows your offer to automatically increase by a set amount (for example, $1,000–$2,000) over any competing offer, up to a maximum price you’re comfortable with. It’s a smart way to stay competitive without overpaying if no other offers come in.

Make sure to consult with your Realtor (or call me) to obtain a copy of the Condo Bylaws before making an offer. You’ll want to know about the condo’s financials, are there any assessments planned in the future, what the HOA covers.

All-cash offers have the strongest position because they remove financing and appraisal risks. If you have the funds, this is your best advantage.
If you’re financing, focus on making your offer as close to cash-like as possible. Get pre-approved with a local lender and provide a strong pre-approval letter. Some lenders can offer a short closing period. This can help massively.
Strategy 3: Use Your Current Home to Your Advantage
If you need to sell your current home first, you have options to remove the sale contingency:
Bridge Loan
Use the equity in your current home to buy the new one. This lets you make a non-contingent offer. Once your old home sells, you pay off the bridge loan.
Home Equity Line of Credit (HELOC) or Home Equity Loan
